A good viewing takes 30–60 minutes and answers three questions: does the property suit your life, what condition is it in, and are the papers in order.

  • Come twice, at different times of day. On the coast, light, noise and traffic change a lot between morning and evening and between the season and winter.
  • Look at the surroundings. Walk to the beach, the shop and the bus stop; check parking in August.
  • Check for damp and the roof. Stains on the ceiling, a musty smell on the ground floor, the condition of the facade and gutters.
  • Installations. Age of the wiring, water pressure, condition of the water heater and air conditioning.
  • Orientation and view. South and west bring sun and summer heat; ask whether new construction could block the sea view.
  • Costs. Ask for the last year's bills for utilities, building reserve fund and municipal fee.
  • Papers. Ask for the land registry extract, permits and energy certificate before you make an offer, not after.
  • Take photos and notes. After the third apartment everything starts to blur.

Can't come in person? We organise a video viewing at a time that suits you.
