Do I have to sign a contract to view a property? No. Viewings are never conditional on a contract. We may ask you to sign a viewing confirmation – it does not oblige you to pay any fee.

When do I pay a fee as a buyer? Only if you sign a brokerage agreement with us for the purchase, and only once the contract we brokered has been signed. The amount is in our price list.

Can a foreigner buy property in Croatia? Yes. EU and Swiss citizens buy on the same terms as Croatians; others need ministry approval and reciprocity. More in our Guide for foreign buyers.

How long does a purchase take? From signing the preliminary contract to the handover, usually 4–12 weeks, depending on the documents and any mortgage.

What is a deposit and is it refundable? The deposit (kapara) is paid by the buyer when signing the preliminary contract to confirm their commitment. If the buyer withdraws, the seller keeps it; if the seller withdraws, they repay double the amount – unless the preliminary contract says otherwise.

Is the property legal? Before you make an offer we check the land registry, permits or legalisation decision and encumbrances, and we inform you in writing of anything we find.

Can I buy without coming to Croatia? Yes: video viewing, a power of attorney and payment via a notary or lawyer.
